Groundbreaking to Project Completion: 26 Stories in 21 months
Proactive’s client, Brasfield & Gorrie, was tasked with meeting an aggressive 21-month schedule for a 340-unit luxury apartment tower in the midst of Atlanta’s Buckhead skyline. Proactive provided a detailed analysis of the project’s foundation and structure schedule and as well as a 4D model of the building’s skin. These tools were used to assess the impacts of subcontractor and vendor delays. The project team completed the 540,000 square foot fast-track high rise, which includes a rooftop pool deck, cyber café, fitness center, 19th floor roof terrace and seven-story parking garage, ahead of schedule.
In order to complete the project ahead of schedule, Brasfield & Gorrie planned an impressive five-day pour-and-set cycle on the concrete structure for each residential floor. The contractor collaborated with Proactive on early schedule review, as the structure encountered delays in caisson installation that had the potential to significantly impact an already condensed construction program.
During the schedule review with Brasfield & Gorrie’s project team, Proactive produced a 4D model that included a time-lapse graphic of the exterior façade, swing stages and hoist, allowing the project team to see a graphic representation of their exterior enclosure construction. This model helped subcontractors to visualize the skin installation sequence.
With the help of Proactive’s 4D scheduling tools, Brasfield & Gorrie was able to identify, re-sequence, and mitigate 6-8 weeks of curtain wall/EIFS installation delays, paving the way for the project’s successful early completion.
