Every stick of steel will be tracked, every one of them.
That was the message from Proactive to the client in 2011, as The Liberty Mutual Tower was being built. Today, the Tower is a 22-story office building in the Back Bay of Boston which serves as the world headquarters for Liberty Mutual Insurance Group – a spectacular piece of triangular architecture in the same vein as the Flatiron Building in New York City. With 290 feet of vertical space, four stories below street level, and a congested urban site, it posed several challenges – including how to forecast issues with the steel structure before and during construction.
Turner Construction, the project’s construction manager, partnered with Proactive to develop management tools that allowed for both a predictable manufacturing process and an on time sequence of installation. This was all supported by Proactive’s 4D scheduling and 3D tracking expertise. Turner was afforded immediate visibility into the status of every piece of steel through a color-coded 3D model built from automated links between Turner’s structural model and the steel subcontractor’s submittal, fabrication and delivery databases.
We will be encouraging our subcontractors to use some of the tracking tools that Proactive created for us on future projects.TURNER PROJECT MANAGER
By simplifying the data and providing detailed visuals, the model became a pivotal information tool that helped the construction manager foresee risk, capitalize on opportunity and bring the project in on time.
The 4D Scheduling work done by Proactive on the Liberty Mutual Tower generated a significant Return On Investment for the parties involved – with the assurance that every stick of steel is spot on.
